Rental Guidelines

Before submitting an application, please review the following general qualification and application requirements.

Applicants should be prepared to provide:

 

  • A valid government-issued photo ID

  • Proof of income

  • Two years of residential history

  • Rental reference contact information

  • Payment of the application fee listed on the property advertisement

Please note that most properties require combined gross monthly income of at least three (3x) the monthly rent amount.

 

GUIDELINES FOR RENTAL APPLICATION

  • Upload copies of two most recent pay stubs

  • Upload a valid photo ID

  • $75 application fee per applicant

  • $100 administrative fee due at move-in

  • Upload a copy of your agent’s business card (if represented)

QUALIFYING REQUIREMENTS

  • Verifiable income of at least three times (3x) the monthly rent

  • Acceptable credit history — most properties require a minimum FICO score of approximately 620; however, overall application strength, income, rental history, and owner criteria may also be considered.

  • Acceptable rental history and landlord references

  • Ability to move in within approximately 16 days of approval

Qualification requirements may vary depending on property owner requirements and overall application profile.

SECURITY DEPOSIT

Upon approval, applicants will receive access to the STRATA resident portal to complete required onboarding and move-in steps.


A HOLDING DEPOSIT must be paid as soon as possible

(to take the property off the market for showings)

This deposit shall be applied as your SECURITY DEPOSIT upon move in.


Security Deposit is usually equal to 1 month's rent.

Additional deposits or a qualified co-signer may be required based on credit history, rental history, or overall application profile.

Applicants with bankruptcy or foreclosure history within the past 2 years may still be considered; however, additional security deposit requirements may apply based on the overall application profile.
